This was a project for a gut renovation and adding a floor to an existing building on the edge of the Soho Landmark District. The new space had an elevator core and added a stair on the back of the building. The new floor had to be set back from the edge of the building to have a minimum impact on the views of the building to meet LPC requirements. Adding the stair to the outside of the building allowed us to maximize the allowed floor area while maintaining these setbacks.
The new floor featured a brick screen in front of the entry from the landscaped roof terrace. The lobby brought the history of the building on display. On the 5th floor of the existing building there were 2 floor inlays, most likely done during the mid-20th century as part of the Fluxus art movement that was burgeoning in Soho at the time. The new office lobby uses these as accent elements on the wall and ceiling.
This project began construction but was halted during the pandemic and has yet to recommence.
